This category will be the top non-golf course communities in the desert. Most will include custom homes, semi-custom homes and builder developed floor plans. These communities will have amenities inside or will give you access to an adjacent club. Most of the time your HOA will include the facilities offered.  You will find tennis only communities in this category. Some examples would include, Mirada Estates, Griffin Ranch, Thunderbird Heights, Mission Ranch, and Palmilla.

Automatic gate communities
These communities are found in all the desert cities, and they offer several floor plans. Some will have one builder only, and others will have multiple builders and architecture styles. Most will have a low HOA and will include some amenities, like a pool, spa, and tennis courts. They will have HOA's ranging from $50 to $300 per month. Some examples would include, Painted Cove, La Cantera, Madison Estates, Clancy Estates, Sterling Estates, and Montelena.

Non-gated communities
These communities are found in all the desert cities although more predominantly in the West side of the valley. You will find custom homes and developer built master-planned communities that offer several floor plans. You will find the best short term rental opportunities in this category. You will find amazing iconic neighborhoods like the Movie Colony, Old Las Palmas, Tamarisk area, South Palm Desert, Indian Wells Rancho Palmeras area and North La Quinta.
